What you can use as collateral
Residential property, non-agricultural land, commercial property and fixed deposits are most common. Some lenders also accept LIC policies or government bonds. The property usually belongs to the co-applicant.
How much lenders give against it
As a guide: property 70% – 90% of value, fixed deposits 90% – 95%, life insurance and government bonds 80% – 90%. Punjab National Bank, for example, lends up to 80% of property value and 75% of FD value.
Points to check
Valuation and legal charges, whether the rate is linked to a benchmark such as the repo rate, margin money, and the tax benefit on interest under Section 80E.
